In Plain Sight: Solving the Hardest Part of the Housing Crisis

Objective

Kinexx Modular Construction was entering a critical new chapter under new ownership and leadership, with an ambitious plan to relaunch the company, rebuild market credibility, and support a public crowdfunding raise.

Founded during the pandemic, Kinexx had pioneered a modular construction system purpose-built for urban infill—solving for the narrow lots, dense neighborhoods, and logistical constraints that make many city sites difficult to build on. But as interest and investment in modular construction accelerated, the marketplace became increasingly crowded. Kinexx needed to clearly reassert what made its model distinct and why that distinction mattered.

Seven Elements Group was engaged to lead the strategic brand repositioning and serve as the overarching marketing communications partner for the relaunch. Our mandate was to develop a new brand narrative and messaging framework, refresh Kinexx’s communications ecosystem, and create a cohesive story connecting its technology, business model, and mission across investors, developers, municipalities, community stakeholders, and the broader market.

Our goals were to differentiate Kinexx in a rapidly evolving category, establish a clear and credible value proposition, build confidence among prospective investors and industry stakeholders, and create a strategic narrative strong enough to unify the company’s website, investor communications, social content, earned media, executive messaging, and campaign creative.

Ultimately, the objective was to transform a complex construction story into a compelling market proposition capable of driving both business growth and social impact.

Strategy

We began by interrogating the housing crisis, the policy environment, and Kinexx’s own operating model to identify the strongest strategic territory for the relaunch.

Kinexx had been engineered to solve a specific challenge: building efficiently in Chicago, one of the country’s most constrained urban construction environments. Strict building codes, narrow lots, tight alley access, limited staging space, extreme weather, and appraisal-gap economics make urban infill extraordinarily difficult. Kinexx designed its modular system specifically for those conditions.

That became the strategic unlock: if Kinexx could solve one of the hardest, most structurally neglected parts of the housing crisis under Chicago’s conditions, the model could scale to cities facing similar challenges nationwide.

We then quantified that opportunity. Across Chicago and seven comparable “mirror cities”—Detroit, Philadelphia, Cleveland, Baltimore, St. Louis, Nashville, and Milwaukee—public inventories identified well over 250,000 vacant, serviced lots inside existing neighborhoods. Activating just 10% of that pipeline could represent approximately 25,000 new homes.

The data revealed a powerful contradiction: America’s housing shortage existed alongside an enormous supply of land already embedded in communities, with infrastructure largely in place and policy momentum increasingly favoring urban development. The missing piece was a construction model capable of making those sites physically and economically viable.

That insight became “In Plain Sight”—our strategic narrative and creative platform: part of the solution to America’s housing crisis was already there, on land the market had systematically overlooked.

We translated that strategy into a comprehensive narrative and creative brief that became the organizing framework for the relaunch. It shaped the storytelling for the retail investor video; the messaging, content architecture, and language of the relaunched corporate website; the narrative across the Reg CF crowdfunding experience; investor communications and social content; executive messaging; and the PR strategy and media outreach.

As strategic lead, 7E coordinated the integrated partner team—including DealMaker and Actum—to ensure every channel and partner reinforced the same market position.

What made the work unique was that data did not simply validate the campaign. It revealed the opportunity, quantified its scale, shaped the positioning, and ultimately became the foundation of the creative idea itself.

Results

The work was successful because it gave Kinexx a differentiated market position and a single strategic narrative that could unify its brand relaunch, investor campaign, PR, and growth story.

The “In Plain Sight” platform helped shift the conversation from modular construction as a building method to Kinexx as a scalable solution to one of the hardest, most structurally neglected parts of the housing crisis. That positioning was carried consistently across the corporate website, Reg CF campaign, investor video, social content, executive communications, and earned media outreach.

The business results reinforced that shift. Kinexx realized more than $11 million in booked revenue and a $100 million+ multi-year pipeline, while its public crowdfunding campaign opened participation in the company’s urban homebuilding model to investors starting at $500.

The PR effort generated 23 media placements, reaching 39.9 million people and producing approximately $922,000 in earned media value. Participation from NFL and MLB athlete investors further amplified the company’s visibility and credibility.

Just as importantly, the campaign created a platform Kinexx could scale. What began as a Chicago proof point became a national growth narrative grounded in measurable market opportunity, real operating performance, and a clear social-impact proposition.

We consider the effort successful because the strategy did more than generate awareness. It connected insight to positioning, positioning to execution, and execution to tangible business, investor, and media outcomes.
